What Property Inspections Should Chandler Buyers Book?
Most Chandler homes will require one general home inspection, plus any property specific inspections. This may include a pool inspection if there is a pool, a termite report (if required by your lender), and sewer scope or radon test depending on the age and condition of the home. Booking the right mix up front saves days inside a short inspection period. At Halcomb Property Inspections, we help you build that list before anyone climbs a ladder.

What do property inspection services cover in a Chandler home?
The core inspection covers the home's major systems from the roof to the foundation. Our property inspection services start there, then add specialty checks only where the property needs them.
Those looking up what is a property inspection are usually referring to a general home inspection. This is a non intrusive visual inspection of the structure, roof, attic, plumbing, electrics, heating ventilation and cooling, insulation, windows, doors and fitted appliances. We also use thermal imaging and damp detectors to identify any issues behind the surface.
The same applies for what it can't do. A basic survey will not involve opening up any walls, viewing the sewerage line, or air testing. These are provided as extras and there are a few that we would recommend for Chandler.
How do pools, termites and sewer lines change the checklist?
Each brings its own risks and rules. Here's how the common add-ons line up with Chandler properties:
Add-on inspection | When it usually makes sense | Why it matters in Chandler |
Pool and spa | Any home with a pool or spa | Equipment is costly, and the city has strict barrier rules |
Termite (WDIIR) | When the lender requires it, or for any older home | Lenders often ask for it before closing |
Sewer scope | Older homes, big trees near the line, or slow drains | Buried line damage is invisible to a standard inspection |
Radon and mold testing | Moisture signs, odors or health concerns | Lab results can't come from a visual inspection |
Thermal imaging | Leak, insulation or electrical concerns | Shows hidden heat and moisture patterns |
Pools carry a local twist. The City of Chandler's pool fencing requirements state is that all pools must be enclosed by a perimeter fence of a masonry, concrete or decorative fencing. Gates must also be self-closing and self-latching. Ocotillo lake homes have a specific lakeshore exception, so barriers there deserve a careful look.
Termite reports work differently. The Arizona Department of Agriculture explains that a Wood-Destroying Insect Inspection Report is prepared only by a licensed pest control business. It also notes that no state law requires one for a sale, but lenders often do. The same page lists sprinklers and bubblers near outside walls as something that attracts termites, which is common with Chandler's irrigated landscaping.
For the sewer side, our guide to sewer scope inspections explains what a camera finds. Our environmental testing guide covers mold, radon and asbestos.

What makes a buyer's inspection different from other inspections?
Mainly its deadline and its purpose. A buyer's inspection happens inside your contract's inspection period, so it has to give you clear findings fast enough to act on them.
People asking "what types of property inspections are there" often find the list is longer than expected. Here's how they differ by purpose:
Buyer's inspection, done after your offer is accepted, to support repair requests or a decision to walk away
Pre-listing inspection, done by sellers before listing, to fix issues or disclose them up front
New construction inspection, done before closing on a new build
11-month warranty inspection, done before the builder's warranty runs out
Annual maintenance inspection, for owners who want a yearly checkup
Rental property inspection, for landlords between tenants or before buying
The buyer's inspection is the one with the tightest clock. Our 10-day inspection period guide walks through how that timeline works in Arizona.
How should an inspection report handle several inspections at once?
A visual representation of results. If you are getting multiple inspections then you will want to see how they link together in your report.
This could be due to moisture shown on a thermography scan in the wall near your pool equipment and the termite report pointing out factors that would attract termites to this area. Seen together, those two findings point to one problem worth negotiating. Seen apart, they're easy to miss.
So, when you read multiple reports, sort the findings into three groups:
Safety items, such as pool barrier gaps or electrical hazards
Repair requests, such as active leaks or a damaged sewer line
Maintenance notes, such as worn caulking or aging filters
That sorting makes the next step much easier, whether you're writing a repair request or budgeting for the first year. Our earlier guide to hiring a home inspector in Chandler explains what a useful single report looks like.

Frequently asked questions
1. Which inspections does a Chandler property actually need?
You will always want to start with a general home inspection. From here, if there is a pool then a pool inspection would be needed. If your lender requests a termite report then this should also be added. If your home is older or has large trees then we would recommend adding a sewer scope. Radon/mold tests can be carried out if there are signs of dampness or if you have any health concerns.
2. Can the home, pool and pest work all happen in one visit?
In most cases these can all be done at the same time. Home and pool inspections can be completed in one appointment. Termite reports must be carried out by a licensed pest control company, this will depend on how quickly they can complete the report. By booking them all together you know your inspection window.
3. What does a full set of inspections cost together?
Prices will vary depending on the size/age of your home and what extra inspections you would like. A home inspection will be required as a minimum. Pool, sewer scope and radon tests will all be extra. You will receive a written quotation for the full package to ensure there are no surprises.
4. How long does the whole process take from booking to report?
Most inspections can be booked within a couple of days and often even quicker. The home inspection usually takes between 2-3 hours. We will provide the digital report within 24 hours and often the same day. Tests that require lab results such as radon will take longer.
5. Which ones do buyers and lenders usually expect to see?
Buyers will usually want a full home inspection. Many will also request a pool inspection. Lenders will often require a termite report to be carried out before completion, particularly on certain loan types. Speak to your loan officer to find out exactly what reports are required by your lender.
6. Should sellers get a pre-listing inspection in Chandler?
This can often be beneficial. Having an inspection done before listing can mean that you can sort any issues in your own time. This can help to avoid any surprises when selling.
7. Do condos and townhomes need a full inspection?
Yes, however they will be slightly different. The inspection will be for the unit only, looking at the plumbing, electrics, HVAC and appliance. The roofs, walls and grounds are usually the responsibility of the HOA. It is worth having a look through your HOA documents.
8. Does a casita or guest house need its own inspection?
It should be included, since it has its own plumbing, electrical and often its own HVAC. Let us know about a casita when you book, because it adds time and is priced as part of the overall inspection.
