And change matters more than presence. A crack that has been the same width for fifteen years is a historical event; one that has moved since you moved in is a current one. Generic structural advice assumes a temperate climate with clay soils and frost. Neither describes the Valley, and the local failure modes are different.

Soil moisture change, not frost, drives movement here. Desert soils sit dry for long periods. Introduce water — from irrigation, a broken supply line, roof runoff discharging at the foundation, or a monsoon storm — and some soils collapse rather than swell, settling as the structure they supported gives way. Others do swell. Either way, the trigger is usually a change in moisture, which means drainage is a structural issue and not a landscaping one. Grading that falls toward the house is a foundation problem waiting to present.

Post-tension slabs change the repair conversation. Much of the Valley's 1980s-and-newer housing sits on post-tensioned slabs, and you cannot cut, core, or trench one without engineering involvement, because severing a tendon compromises the slab. That affects both diagnosis and repair, and it is why a slab crack on a post-tension foundation goes to an engineer earlier than the same crack on a conventional slab. Subsidence and earth fissures are a documented regional hazard. The Arizona Geological Survey is charged by state statute with mapping earth fissures, which form when groundwater withdrawal causes basin subsidence, and its earth fissures and subsidence program confirms fissures crop out in five counties including Maricopa. They range from hairline fractures to cracks two miles long, up to 15 to 25 feet wide and as much as 90 feet deep, and monsoon rain widens and deepens them rapidly. Roof Structure Is Not Roof Covering

A foundation and roof inspection should treat the roof as two separate questions, and generic reports often conflate them.

Covering is the tile, shingle, or membrane and its condition — the visible layer, and the one everybody looks at.

Structure is the framing underneath and whether it is adequate for what sits on it. Two Arizona-specific issues arise. First, tile dead load. Concrete tile is substantially heavier than asphalt shingle, and a home re-roofed from shingle to tile at some point in its life may be carrying a load its framing was never designed for. Sagging ridgelines, deflected rafters, and cracked truss members are the symptoms, and this is engineer territory rather than inspector territory. Second, low-slope and flat roofs, common in Scottsdale's mid-century and contemporary desert architecture, where ponding indicates either inadequate slope or structural deflection — and deflection under standing water is self-reinforcing, since the sag collects more water.
